Darrell Christian fondly remembers his family enjoying Mardi Gras parades on the balcony of 827 St. Charles Ave. – an 1856 Greek Revival townhouse in the Warehouse District owned by his family since 1948.

Now, he says it is time to pass on that experience to another owner.

“This home has brought a lot of amazing memories to our family for 75 years. I have always respected and enjoyed its history, its unique background and story, and of course our family celebrated every Mardi Gras season along the New Orleans parade route,” said Christian, the owner since 1997 when he purchased it from his uncle.

“We have put a lot of heart, blood, sweat, and tears into maintaining and also restoring this home, but now it’s time to set up for retirement and pass it onto another owner,” Christian said.

The three-story townhouse – bound by St. Joseph and Julia Streets, featuring 5 bedrooms, 5 bathrooms, and 6,028 square feet of living space – sold on August 10 for $1.63 million. The new owners have residential ties to New Orleans and the Warehouse District.

“The buyers were very appreciative of the original details we maintained, left intact, and are looking forward to enjoying the home the same way my family has for many years,” Christian said.

Anthony Grosch, a realtor with Latter & Blum, was the listing agent, while David Toso, a realtor with Freret Realty, was the sales agent.

“The location along the New Orleans parade route is always a big factor in the appeal of this kind of sale, but also it was a property that was restored and cared for by one family that helped maintain its historic preservation,” said Grosch.

“Never lost power in Hurricane Betsy”

Christian enjoys telling the fascinating history around 827 St. Charles Ave.
“The home never lost power in Hurricane Betsy (1965) because it was on the same grid as City Hall. It also never flooded in Hurricane Katrina (2005) because it was on high ground in the Warehouse District,” Christian said. “Another cool story was the Female Orphan Society leased the block that the home was built on in the 1850s to help pay for their mission.”
The earliest buildings in the Warehouse District were constructed in the 1830s as residential and commercial mixed-use properties. However, the neighborhood transitioned into commercial development throughout the 19th and 20th centuries, directly related to the commerce of the Port of New Orleans and support facilities, according to the City of New Orleans Historic District Landmarks Commission. Businesses over the years have included retail and wholesale stores, cotton and sugar presses and warehouses, iron foundries, and light manufacturing facilities, among others.

Most residential units were converted into condominiums, but the townhouse at 827 St. Charles Ave. was preserved.

Built for a cost of $12,250

827 St. Charles Ave. was designed by Charles A. de Armas, and built by J.H. Murphy, builder for John P. Cody, at a cost of $12,250, according to New Orleans Architecture Volume II: The American Sector.
The townhouse has a 25-foot, four-inch front and an iron verandah at the second-floor level. “To be built of hard well burned country or lake bricks set in river sand and fresh Thomaston lime mortar … Welsh slate roof, French glass in window lights except the parlor windows to have best English glass,” written in New Orleans Architecture.

Christian maintained the original floor plan and layout, along with the original arch in the entry foyer and the original arch in the ballroom in the front left of the house. The original, hardwood floors were restored.
The first floor features 13-foot ceilings, ballroom, dining room, kitchen, and storage. The grand entrance hallway and staircase leads to a second floor of 12-foot ceilings, sitting room, game room, two bedrooms, and the outside, original raw-iron balcony overlooking the St. Charles Ave. parade route. The third floor has 11-foot ceilings with three bedrooms.

“The home is just so unique; when many residential homes in the Warehouse District went to condo developments, this one withstood that trend,” said Grosch. “It was a pleasure representing Darrell and being a part of the sale of this historic piece of New Orleans.”
