Dating back to 1905, the first home built on Richmond Place in Uptown New Orleans – 17 Richmond Place – has sold for $2.35 million.

According to New Orleans Architecture: The University Section, Richmond Place was originally the third residential park established in New Orleans, and it was named 118 years ago in honor of Henri Favrot’s wife, Marie Richmond.

The Favrots lived in two houses on Richmond Place, Nos. 17 and 18, along with their two sons, Richmond and Allain. Henry Louis Favrot was a state senator, lawyer, father of the Boy Scouts movement in Louisiana, and a Spanish-American War veteran. The majority of the homes on Richmond Place were built between 1906 and 1923, several inspired by Favrot & Livaudais, a New Orleans architecture firm in the early 20th century.

Today, 17 Richmond Place features 5 bedrooms, 4 baths, 4,984 square feet of living space, and 7,080 total square feet.

“It is the quintessential, Southern charm historic home of romantic living from the meticulously maintained, classy, and beautiful interior, to the relaxing front porches looking out onto the tree-lined Richmond Place and the spacious back porches overlooking the pool and guest house,” said Debby Valentino Counce, a realtor with Latter & Blum and the listing agent on the transaction.

The buyers are out of state; sellers are longtime New Orleans residents moving to another local home. “My clients have lived there 25 years and made modern amenity upgrades and beautiful renovations – new wood floors, renovated guest house, pool, upgraded electrical appliances – all suited for modern living but still preserving the original charm and elegance,” Counce said. “People who walked through this house adored everything about it.”

Additional amenities include an exterior guest quarter (with its own address) that can be used as an apartment with private entrance and parking on Nashville Street, or the space can be used as a pool cabana. The exterior also includes a garage and potting shed.

Another feature that was attractive to the buyers, Counce said, was the privacy of Richmond Place. “It’s kind of a pocket street; you’re not really frequenting it unless you live there because it’s not really a main thoroughfare.”

Counce on the Uptown Market: “Uptown has not really skipped a beat. It remains strong. We are not seeing the bidding wars or high prices that we have seen in the past, but all things considering in the market, the houses have maintained their value and sold fairly quickly if priced well.”
