A luxury neighborhood close to the Causeway and a commute to New Orleans continues to fare well in the real estate market.

A custom French home at 95 Cardinal Lane in The Sanctuary in Mandeville sold for $2.745 million on June 12. The property features 8,650 square feet of living space with 7 full and 2.5 baths, and six bedrooms, and it’s on a one-acre lot of 11,520 square feet total.

“The property is a perfect combination of a home with inviting living space, tremendous floor plan and amazing extra space and amenities, added to being in one of best St. Tammany neighborhoods close to the Causeway,” said Karen Treuting, Berkshire Hathaway HomeServices. “It’s in the middle of the Mandeville School District, and nearby shopping centers, recreation activities, and restaurants on either side of the lake.”

Treuting was the listing agent on the transaction. “The luxury market, particularly in St. Tammany, has been on a bit of a sugar high and doing really well lately.”

The sellers were a family that moved to Atlanta; buyers were the family of a local New Orleans developer. “We get a lot of demand from people from New Orleans because the commute is not bad to the city, and there are many desirable neighborhoods off the Causeway,” said Christine Westenberger, Fine Southern Properties.

Westenberger was the sales agent on the transaction. “It was exciting to find a match for our buyers in The Sanctuary. They loved the floor plan, tremendous size of the property, style of the home, how the bedrooms were configured, the two primary suites, garages, yard size, and of course, the subdivision is very desirable.”

Amenities include a whole-house generator, media room, private outdoor living space with custom chandelier, curtains, and oversized pool. There is a large professional chef’s kitchen that opens to a generous-sized living/den, surrounded by large windows providing natural daylight. There is a five-car garage, and the garage apartment has a full bath and kitchenette.

Westenberger on the housing market: “The housing market is doing well. We are busy. If homes are priced right and fairly, they will move. Inventory has also gotten better this year compared to last year with more available homes to show interested buyers.”
