It’s rare to find a custom-built home less than 10 years old available in Old Covington.
Combine that factor with the reaction of one of the buyers: “This is my favorite house in Covington and one that I have always wanted.”
And you have an equation for 312 E. 15th Ave. coming off the market in just 37 days for listing and selling agents Alice McNeely and Rebecca Hammett, of Latter & Blum, who sold the 5-bed, 5.5-bath, 5,507-square-foot Old Covington home for $2.05 million on May 23.
“It is a rare custom-built Old Covington home built in 2014, which is hard to come by amidst mostly historic homes in the area,” McNeely said. “Both the buyers and sellers stayed within St. Tammany Parish. The sellers moved to a gated, golf course neighborhood, remaining in Covington, while the buyers were looking for an upgrade move from Mandeville – actually only requesting to view homes with a guest house and pool.”
The buyers got their wish. A heated in-ground pool installed within the last year combined with a guesthouse and outdoor kitchen with Bahama shutters were among the most appealing amenities, said McNeely. In addition, there are white oak floors, designer lighting, marble baths, reclaimed beams, chef’s kitchen with Calacatta Gold countertops and Thermador appliances, wet bar, chic formal dining, primary room with a 16-foot poplar ceiling, fireplace, luxe bath, all new parking areas, landscaping, fencing, and two added up-stair walk-in closets.
“The sellers kept it in phenomenal, pristine condition with fabulous upgrades and upscale interior finishes,” McNeely said. “It’s also a spacious acreage (6,134 total square feet) equivalent to three Covington lots that span 15th to 16th avenues in a desired area of downtown Covington.”
McNeely on the market: “After a slow beginning to the year, the housing market activity has picked up in late spring and early summer,” she said. “There are two challenges – insurance and inventory. There are insurance issues and rising insurance prices across the board no matter the price range. My advice is to get as many insurance quotes as you can the minute we start inspections and realize that anything from location to age of roof to past claims history can affect your quotes. But prices are high and there are fewer writers, so that aspect is definitely still challenging. Also, we definitely have lower inventory on the North Shore right now, compared to maybe more homes being available on the South Shore.”
