An Uptown, New Orleans grand estate, originally built in 1910, has sold for $1.74 million.
The sale at 1812 Palmer Ave. was through a family estate. The previous family had lived there since 1983, said Jonathan Maki, a realtor with McEnery Residential. Maki, along with colleague Brent Talavera, were both the sales and listing agents on the transaction.

Maki said the buyer – a local who will use the home as a primary residence – will update, upgrade, and renovate, but still keep some of the historical architectural details intact.

“It’s one of the most beautiful, historically intact, and stunning grand estates in New Orleans,” said Maki. “It was special to be a part of this transaction, especially selling it to a buyer who will be as passionate about both preserving the history and renovating it to modernize the amenities with the times.”

Maki added that one of the more interesting stories about the preservation of the home was that the auction house removed the chandeliers and light fixtures, and put them up for auction. However, they were actually bought by the eventual buyer who will now reinstall them.

The home is three stories with 7,561 square feet of living space. The first and second floors have five bedrooms and measure about 6,235 square feet. The third floor, which has 10-foot ceilings, is approximately 1,300 square feet and has the space for three more bedrooms if desired. There is also a guesthouse on the property.
Maki said several of the more impressive factors about house were the interior entryway with a grand staircase; grand foyer and large ballroom (perfect for gatherings, parties, fundraisers); original fireplaces; herringbone original wood flooring; custom curved doors; paneled walls; and high ceilings. Maki added that there is the uniqueness of a utility basement, which he has seen in homes on some parts of Uptown and on Carrollton. “It’s just a very big home that has historical, unique factors that wow you as you walk throughout,” Maki said.

Unique history of Palmer Avenue

Palmer Avenue in Uptown New Orleans is named after the late Presbyterian pastor Benjamin Palmer. Palmer assumed the post of his last church at First Presbyterian of New Orleans in 1856 and served there until he died in 1902. Palmer passed away weeks after suffering injuries trapped beneath a New Orleans street car, according to the Southern Presbyterian Review.

On Thanksgiving Day in 1860, Palmer delivered his infamous, 7,000-word sermon that rallied the secession movement, encouraging his congregation and Louisiana leaders to secede from the Union and join the Confederacy. Louisiana joined just two months later in January 1861.

Maki on the market near Palmer Ave.: “Palmer Avenue has traditionally and historically maintained itself as a beautiful, tree-lined quiet street, close to Loyola University, and a prime location for buyers interested in living in Uptown New Orleans,” Maki said. “The area has always been resilient and is doing well right now.”
