Former LP&L Headquarters for sale in Algiers Point

The former LP&L Headquarters in Algiers Point is on the market for over $3 million.

Keller Williams Realty New Orleans was chosen to promote the sale of the 80,834-square-foot building located at 142 Delaronde St. and the 1.03 acre neighboring parking lot at 149 Delaronde St.

The structure is marketed for $3.375 million, while the parking lot costs $1.5 million.

“The Louisiana Power and Light Headquarters is an incredible opportunity for a myriad of future uses including hospitality, apartments, condominiums, and retail,” Lead Agent and Operating Principal of KW New Orleans Jeffrey Doussan said in a news release. “We have had a number of inquiries before it hit the market and are excited by the interest and the potential for using federal and state historic tax credits which are now up to a combined 45%.”

Doussan said the area presents flexible zoning opportunities, which developers could find valuable. He said the parking lot is a blank canvas for ground up construction.

“The area has proven over the last seven years how well it can absorb new residential construction, and we see a lot of demand for apartments and condos on Algiers Point,” Doussan said.

“The LP&L building is a landmark in the Algiers Point neighborhood. The Algiers Economic Development Foundation hopes to see this property brought back to commerce for the benefit of the entire Algiers community,” said Kelsey Foster, executive director of the Algiers Economic Development Foundation.

The building and parking lot combo is located across from the Algiers Ferry terminal and exhibits opportunities for adaptive reuse and mixed-use designs. It face the New Orleans skyline.

Matt Wilson, lead developer, said it’s great to see so much interest and excitement around this property, its unique attributes, and its immense potential.

“The timing just makes sense for our group,” Wilson said.
